Edwardsville residents crave more retail options

Edwardsville is located on the thriving Illinois side of the Mississippi River and as part of the St. Louis metropolitan area, enjoys the benefits of nearly three million very active consumers within a 60-mile radius.

Edwardsville is ready for more retail. In recent years, the city’s population and retail sales receipts have grown significantly.  Edwardsville is quietly becoming a food capital in the metro-east.  With over 120 different food establishments ranging from white table cloth to casual, Edwardsville is a destination for food. Edwardsville’s vibrant and growing neighborhoods will welcome more retail closer to home.

City leaders have fostered the development of commercial and business districts along most of Edwardsville’s main thoroughfares in and around the city’s bustling residential neighborhoods.

Edwardsville’s historic downtown area is very well connected offering easy access and high visibility with traffic counts between 9,000-15,000 vehicles each day in prime locations. Local business owners and franchises operating retail shops, restaurants, bars and coffee shops can expect to do a robust business here.

Near the Southern Illinois University Edwardsville campus, and just south of our downtown, the Trace on the Parkway and Whispering Heights developments sits at an intersection that sees over 37,000 vehicles per day. These developments offer an enhanced, all-inclusive living experience. They envisioned a place with easy access to work and play.  Space where you can enjoy living and be able to walk to on-site shopping, dining, recreation, working, and social spaces. Plummer Family Park will spur additional retail and hospitality development in the I-55 Corridor.  The initial phase of Plummer Family Park will include building four, 12-and-under baseball/softball diamonds, six multi-purpose fields, 12 pickleball courts, parking spaces for 799 vehicles and almost a quarter-mile of a public roadway, a field house, a concession stands, restrooms and more. It is anticipated that this venue will attract thousands of visitors to Edwardsville and provide much-needed space for regular community groups and leagues. Leagues will begin to play in spring 2020.

The I-55 Corridor on the city’s eastern edge is an ideal location. About 24,000-30,000 vehicles each day pass through the intersection of I-55 and State Highway 143 promising a consistent flow of customers. Edwardsville Corporate Centre is also located nearby. Already home to three corporate headquarters and with plenty of room for more, the Corporate Centre promises a growing customer base for retailers interested in locating along the I-55 Corridor.
